Changing Detailed Plans

Just a quick one really, i know this is dependant on a lot of things and no definitive answer but im looking at some land to buy that has detailed planning permission inc all necessary drawings of the detached house.
Only problem is that the designs are for a quite large house with double garage, ive contacted local builders to get an estimate for the work to build this house but feel it will cost more than our budget.
Question is how likely is it that we can "downgrade" plans to maybe more conservative home? i.e bit smaller and only 1 garage?
Assume planners will be strict and expect us to re-apply for planning etc? or pay extra to have plans changed? Anyone have any experience of this at all?

Well i suspect that you reduce your house size you shouldn't have too many problems.

only issue with that, does it apply to already agreed detailed planning? rather than in process applications?
Suppose best bet would be to contact the local planning department and see what they say?0 -
Informal chat with planners and a new application. Probably best to let a professional handle it. But I would go to an informal chat with 2 options - a smaller house and a cut down version of the original which could be built back to the original, depending on practicalities of curse.Hi, we’ve had to remove your signature. Yes it needs a new application. Amendments only apply to very small alterations to approved planning permissions - certainly not changing the basic size of the house! If it's smaller than previously allowed, subject to the detailed design, it may be viewed favourably (unless all the other surrounding houses are large, and a small one will look out of place!).0
