    You haven't given enough info in your question. The answer depends on the cost of the different options as well as the value of your house. It wouldn't be a good idea to spend say £10k if the house is worth £100k (as it probably won't add 10% to value), but it might be worthwhile if the house is worth £300k.

    Generally, when you come to sell, people will pay more for the extra living space than for a garage, but there's no guarantee that any of these options will add value equal to the cost. As you are quite happy with the present arrangement (you said in your first posting), this is really just a question about whether you can make some money out of doing this work, and that obviously depends on costs and house values.

    yes, you will limit your buyers by losing the garage!
    There are a couple of properties on the market where I am looking that have been on for ages - they look ok on the details but they have all converted their garage. Other properties nearby have sold & I suspect it's having the garage ... I'm not looking at a property with a utility, downstairs shower room & playroom - I want a property with a garage!

    If you were to convert it, do it in such a way that it can be VERY easily converted back (one of the ones I viewed were using garage as office but it literally needed the stud wall immediately behind the up&over taking down to make it a garage again & they were willing to do this upon completion so that the garage was useable on day 1! (shame the rest of the house wasn't what I was looking for!)
