Thanks very much for the advice everyone. We've spoken to the agents and arranged a viewing on the property tomorrow. We explained the financial situation and my wife being in a dmp and they said that it shouldn't be a problem but if it was they would ask for a guarantor.
Thanks Plasterer for the advice about checking things for any damage. It's the simple things I would forget to do but will make sure everything is checked. If At First You Don't Succeed, Call It Version 1.0

If my mums circumstances change we will still be able to afford to pay the rent on time each month because we are able to afford it without her help, she's just insisting she's going to put a set amount of money in my bank each month to go towards rent and bills.
Once this is done we will be able to pay off all our debts plus still have quite a large chunk set aside for a deposit on a house when our credit records have changed for the better once we're debt free. This would also enable us to pay a years rent in advance if the need arises.
If you are claiming any means-tested benefits you may have to declare the money from your mum, you may also have to declare this to the inland revenue. I would suggest you take legal advice on the best way for your mother to help you out, perhaps a one off gifted lump sum which pays off a debt or helping you with the deposit on a rented property might be more appropriate.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
Definitely use a Realtor if you are planning to rent a house. They often know of houses that aren't listed yet, or know of people who have homes that have been on the market for a while and are willing to rent.Mr. Mulla0

All that hard work and it's a Pizza Express now. The Ice-Cream van was an odd addition though
Thanks very much for the advice Firefox
