Building regulation

I am buying a house which was built in 70s. Evrything is fine except that an extension which is more than 10 years old has no planning permission and building regulation approval. Along with this i was also told that the house has no permission for extension in future. Can anybody advice if they have come across this scenrio?

    10 yr old extension with no planning permission - not likely to be a problem.

    10 yr old extension with no building regs - unlikely to be enforced now but? :confused:

    No permisssion for future extension - pretty much like all other houses.

    FWIW
    Beware, I heard on "You & Yours" a few years ago that houses could not be sold without properly planned & approved extensions & in some instances the additional building work had to be demolished.
    See a property lawyer.

    Having seen issues like this raised in the past, and responses given, the general advice I would give is this:

    Unapproved work can be covered by an indemnity policy, usually paid for (but not always) by the vendor. It insures against the council taking action, which with your timescale is unlikely, but generally smooths over any twitches that a mortgage provider may have. It can only be aquired by a solicitor, and is based on the value of the house, not on the size/amount of work without regs.

    It does not however insure against any remedial work necessary or compensation, should the extension be deemed unsafe or need major repair after purchase...that would be your responsibility to find out before you purchase.

    Then you decide if you want to walk away, go ahead, or revise your offer to reflect any nessesary remedial work.

    Have you had a survey/valuation, is there a recommendation that there could be any issues about its safety, ie a full structural survey needed?

    When you say there is no permission for a future extension, do you mean the current owners have had permission declined, or no permission has been asked for?
