Potential movement under tiled floor?

Our house is 2 years old and we have a tiled kitchen floor extending into the utility room.

Recently we noticed that the door into the utility room was catching on the floor, likewise was another door in the utility room. Upon further investigation we have noticed that parts of the floor in the utility room appear 'springy' and hollow if that makes sense!

Can anyone advise if we should run this problem by the a tiler first or does it sound more of an NHBC problem ie the foundations?

other points to note.. we have underfloor heating in the kitchen, but not the utility and an island sink in the kitchen with pipework that I presume must run under the floor to join the utility sink??

Any advice would be appreciated

    Oh dear. Sounds like the tiles are no longer in contact with the substrate or you have a substrate failure. Hope its not chipboard and they've not tiled straight onto it.

    Put a spirit level on it and see it you have ridges at the grout lines where you would not normally expect to find them.
