Boxroom

We're putting our house on the market shortly and wanted some opinions on how best to present the boxroom. It's a small reverse L shape (if that makes sense), and currently has a single bed against the back wall, and a desktop computer as you come in.

Is it better to remove the single bed and make it a slightly bigger office? Or should we perhaps remove the computer and make it look a little bigger as a bedroom?

Obviously it's always going to be a box room, but not sure what is best to present it as, or even if it matters at all. Thanks.

  • I think if it is being marketed as a 3 bed then you need to present it as a bedroom. I am assuming it will be marketed towards families therefore they will probably appreciate a 3rd bedroom. However it does entirely depend on the viewer. When we viewed our 3 bed the box room was set up as an office and that didn't put us off, but when we sell at some point in the future I will present as a bedroom to appeal to more buyers :D

  • I would probably take the PC out to make it a 'proper' bedroom. Have you got a little corner of a reception room where you can put the PC?
  • Present as a bedrooom/baby/cot room as house is being marketed as 3 bed.

  • When we were viewing houses last year (45 in total) we had a fixed idea on the style we wanted, a 1930s / 1950s 3 bed semi. after the first few we knew that most had a galley kitchen and the third bedroom was a box room ie very small. We saw all manner of presentations from laundry rooms, to squeezed in bedrooms to studies to totally empty or crammed full of junk!

    We didnt mind as it was always going to be turned into a study anyway. Personally Id say do one or the other, either make it a bedroom so take out the desk and PC or make it into a study and take out the bed.
