Help with AST and relocation...?

Hi everyone,
I rent a flat with an AST due to expire 29 July, in postcode area M...
In November I started a new job in Hertfordshire and can't afford to rent in the South because of paying for the flat, so stay with my parents
There is a management office on our estate, and the two girls that work there tell me I have to find someone to take over my tenancy, otherwise I'm liable for rent, which is of course in the AST.
I've been trying to find someone but no success as yet... is there anything else I can do...?

Only the LL can issue a new AST to the new tenant.
If you find one it will save the LL time/trouble/cost so he's more likely to release you early from your AST commitment, but only if he accepts 'your' replacement. He may not. He will certainly want to check references, credit history etc.
Speak to him first, explain the situation. Offer also to pay any costs he incurrs through an early tenant change-over. Otherwise you might be stuck with the AST till July.0 -

Oh, I know - but he's not prepared to find a replacement at all because of me having signed it until July, so it's ended up being down to me to do it, and, like you say, he may not accept the new person at all. But thanks anyway
