Hi everyone.
I was just wondering what peoples opinions are, as its drove me up the wall. My landlord just randomly appears, has keys (obviously) so just lets himself in and cleans the house. (Its a student let, and I share with 4 other random people, so its had its problems in itself in all honesty). I have said to him before that he is supposed to give 24 hours notice before coming into the property, but after coming home early on Monday due to breaking my leg hes in there cleaning the property, hoovering, washing up (moaned to me that there were food on the floor, i explained i'd not been there 2 weeks due to the Christmas holidays!) I nearly broke my other leg on the wet floor, he commented that the stairs were icy outside (i'd only moved back the day before, but they were a death trap before Christmas in all honesty) and then said more about cleaning and the like.
Don't get me wrong, i'm no angel when it comes to being clean, but i clean my own mess up so its of no inconvience to others. One lass has obviously been complanining to him about it all, and has threateed to not bother paying the rent, but this is due to the whole house mess and not just individuals in honesty, so i can see where he comes from when quoting health and safety, but don't want to be the house skivvy and tidy up after everyone, but she constantly blames me and has threatened to hit me before over it too.
Anyway back to topic, hes walked in on people naked before by letting himself in before, when i brought some stuff and put it in my cupoboard he complained, he complained about my bike (even though last year the past tenants had a bike, and in the living room like mine, and he never said anything). He just lets himself in whenever he feels like it and I think he was shocked when i walked in in all honesty! One good thing is that he didn't take a deposit, but its just annoying that he lets himself in. Like the other day i was looking for a takeaway menu, and he had thrown them all away. He is like a mother hen - but all i want is a landlord. Hes also moaned about fixing things including the bath with a crack in it and a chair, but neither i caused as i would have owned up to it.
Any advice?!?!

a landlord in a HMO is entitled to/has a duty to clean the "common parts" of the property - kitchen/bathroom/halls/landings etc
since he has not taken a deposit i can understand his need to know that the property is being looked after
its sounds like its not being looked after, especially if you guys are threatening each other with violence rather than sit down and have an adult conversation about how to make things better by sorting out a cleaning rota....
""the whole house mess and not just individuals in honesty"" - IS a result of one or more individuals not cleaning up..... please realise that you are ALL responsible for keeping the house in order... general mess does not make itself
having said all that - i do not approve of him just turning up.. maybe you could ask him to come at a particular time..?
on the other hand with this bad weather, i am in frequent touch with some of my tenants to make sure that they/the weather do/does not cause damage to the property0 -
What do you rent - one room or the whole of the house shared with others?
Does he come into your room or just into the communal faciliites?Piglet

I never entirely understand why people post threads for advice and then don't come back to them!Piglet

Hang on not all people sit all day on here. They may revisit each day at the same time so give the OP a break? Its not as if several days have gone by.0 -
Depending on the terms of the let, the LL could well be responsible for maintaining the shared parts of the building, I believe, so would have to come in to do that. They shouldn't be barging into private rooms in that case, no.
Having said that, I do see why they feel they can't leave you guys in the property unsupervised (not saying they're right to be this way, just saying I can see why); you say yourself that people appear more concerned about arguing over mess instead of doing the responsible adult thing and all working together to take care of it.
I personally would clear food up off the floor instead of leaving it, regardless of who dropped it there, for example, and I think most people would say the same thing on that. Not blaming you for that by the way, just saying that someone should have cleaned it up - possibly the woman who complains about it.If you don't stand for something, you'll fall for anything0 -

The original response was within 5 minutes of the OP and the second within 8 minutes of the OP. I appreciate that people have things to do but it does make me chuckle!Piglet

We each find pleasure if different ways:D
I read the forums avidly but haven't posted too much but feel it would be so easy to get addicted. But I agree with you in that it is so frustrating posters often don't ever get back with the outcome to their problem/s. Ignorant wotsits?0 -
