I suspect given the noise coming from the boiler that the system is probably pumping in air from the overflow or similar.it sounds like there is air in the system - this can cause a lot of noise if not dealt with..Hi, we’ve had to remove your signature. I have not been supplied with any upto date gas safety certificate, should i have been?
It just annoys me that ive told him of these issues on numerous occasions and he does nothing untill that time when i took pictures of the mould and sent them too him, someone was round the next day trying to fix the damp issue.
I do not have the landlords details or i would of been onto him. 2 months and waiting now, yet i am paying rent and no doubt it 1 day late ide be getting hasseled and charged interest.
Write to the letting agent and request a copy of the gas safety certificate and the name and address of the landlord - you are legally entitled to both. Don't waste your energy being annoyed, all problems with the property should be reported in writing to cover yourself in the event of a dispute and to encourage action. Always use recorded delivery and keep the receipt. You can't easily ask for a reduction in rent unless you have a paper trail of your complaints. I am unclear as to whether the inaction is with the landlord or his agent not passing your complaints on - hence the need for a written record.

I today went to the Law Centre in bury which offers "free advice" regarding tenancy issues, similar to CAB.
They have told me that i have a case for a few things but things such as the heating is not defective, its effective but not working to its full potential. The vent which they put in is also effective regardless if its affecting us.
He however on the other hand asked about our deposit, which we replied "the agent asked us for £35 to protect it" he was abit surprised by this and said he should not be charging and that we could have a case for recieving 3 x our deposit back if this is still not protected as we have been here 7 months.
He asked the same question of, having an upto date Gas cert. On our behalf they are pursing this for us free of charge, they are requesting wage slips, tenancy docs, receipts, emails and letters from insurance company re mattress.
He also asked what we want from this, we said we wanted a properly working heating system, replacement mattress and some sort of compensation for the 2 months we have been paying rent but have not had proper heating.
He did mention sending a EDL ? or ELD explaining the problems and timescales of which you expect these to be fixed, again as i said they are pursing this for us and acting on our behalf !!
According to the guy we spoke to aswell, he said it sounds like condensation damp, although we asked the question why it was starting in our spare room which no one uses?0 -
Is your spare room the coldest room? If so that is where the damp will settle as cold air holds less water than warm air. My spare room also suffers the worst condensation. If the damp is condensation then you may find the landlord claims you are at least partially at fault for not addressing the water at source, failing to manually ventilate and heat the property effectively. At this point it may be to your advantage that you have previously complained the heating is not working properly.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

Well, i was just going to say i can ventilate and heat without proper heating
That is the coldest ide say, but our bedroom is also cold but i think this is due to the massive vent they put in 0
