Potential problem with Vendors

I’ll keep this brief and with the facts.
I put an offer in on a house with the appendix that I would NOT be able to complete until August (because of the chain). The offer was accepted on this basis.
I’m now getting solicitors letters say they want a June completion otherwise they want compensation for the fact they will have to rent for longer (their work had paid the rent until end of June).

I’ve sent a letter to my solicitors stating what was said upon the offer being made and accepted, which has been sent on. But by all accounts there’s nothing written down or legal in the appendix to the offer.

I’m stretched on the money front has it is and I cannot come up with any more money if they demand it. Also, I don’t think I should have to pay more because they knew the position when they accepted the offer.

Any thoughts and ideas for going forward would be appreciated.

    If they want a June completion they are not going to find a new buyer and complete in the next few days are they?

    Tell them you will complete as soon as you can, but are dependant on the chain. People making idle threats just annoys, house buying is stressful enough without people stirring things up.

    You've done all you can, you've told them how much you can pay and when you can purchase.

    If that's not good enough, or they have changed their minds then so be it. Even if they claim they weren't aware of the date you could purchase, that alters nothing. Your offer is still the same, and you can stil only purchase in August. They either accept or decline.

    If they turn round and say that your offer is a no-go now, then they're cutting off their nose to spite their face.

    I would think it's very unlikely that they'd be able to put their house back on the market, find a new buyer, have all surveys etc. done, exchange and complete by August, let alone by the end of June. Plus they'd probably have additional estate agent fees to pay.

    If I were you, I'd sit tight and wait for them to realise that it would cost them more to "get rid" of you and find another buyer.

    They're probably just trying to live rent free for a couple of months, at your expense.
