    latest. spoken to head office. going to wave the advert and do the brodures at half price. been promised the board friday. not bad i think!

    As long as they deliver on it of cause.

    Could it also be that you are just generally peaved with the whole house selling experience which is making the current agent really seem worse than they truly are (esp if you say they are a respected company)

    No, I wouldnt be happy with shoddy service but I am aware that when you are feeling "down" about something that things seem worse than they are. I have known many people complain about their agents when with an outsiders view point their agents really havent done anything wrong and they are just generally !!!!!! off as their house hasnt sold and they have had to pull out from buying their dream house etc.

    please note i am not feeling "down" i am not even feeling up, or sideways. do you think i am making this up to feel better? please read my post carefully. this is a shoddy agent, full stop. if i wanted counseling, i would have asked for it!

    That is disgraceful behaviour from an agent.
    I have dealt with about 6 different agents over the last 6 years in trying to sell my house and found all of them lie and say they have these people waiting and when it comes to it,they are just making it up!!! Kept changing agents and they were all as bad as each other.Finally took it off the market and put it back on a while ago,again with a different agent who was appalling and threatened to claim all sorts against us if we changed agents etc.
    I would be very keen to sack them too and say you're not paying their bill and they can take you to the small claims court for it, which I am told is very expensive for them!!!! They have broken their contract with you by not doing their job properly in the first place, so why should you pay anything for incompetence,as in any other business you wouldn't.
    Luckily I have found a very small firm ,owned by one lady who is very kind and doesn't promise me anything but seems truthful and keeps in regular contact and gives me good advice. I wish the government would bring out a law on how we could sue estate agents,because they are generally a bunch of cheats and liars.

    latest, had a phone call from the new manager at the local office today and reading between the lines, he seems to be bending over backwards to put thing right with free adverts etc. i think head office has spoken to him. he also said he will wave all fees to date and end contract if i wish!

    I think it's wrong to tar everyone with the same brush, there is good and bad in every area.

    I happen to agree that there are some very bad agents out there and I'm all for the regulation of estate agents, this should get rid of the "dodgy" agents out there that spoil it for the rest of us.

    It's easy to blame the estate agent when half the time its bad buyer/vendors/timewasters and useless solicitors that cause the half the problems!
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    The reason its easy to blame the agents is that it normally is the agents. I know of two of my friends who were told by agents they had people waiting for their houses, both signed up. Priced up at £335,000 and £275,000 - TWO YEARS AGO. They are now for sale for £295,000 and £249,000 and still no takers. The agent lied and overvalued them and now I suspect the lenght of time they have been on the market now puts people off.

    ASDA are starting to sell houses for £500 soon down our way. I would rather trust a supermarket to sell my house than an agent. Maybe the fall of the agents as was the fall of the greengrocer, shop corner etc.

    Really? As someone who pays a small fortune in agents fees each year, this is something I'd like to see taken up by the supermarkets! It's easy to get 1% round here but it seems that many have to pay more. A bit of healthy competition wouldn't go astray.

    Asda is fine for shopping, but I'd rather market my house with Waitrose IYSWIM ;)
