FTB Possible silly question!!

Hiya,

I am a FTB and have found a property I like and thinking of putting an offer in. The silly question bit is that it is advertised as offers over a price. (am in England, i know Scotland has different rules). I havent seen any like this before.

Does this mean I have to offer more than that price? My friends have told me to offer less, but is this allowed? I obviously dont want to pay more than I have to!!

    You are allowed to offer whatever you like. Be prepared to get knocked back as the seller by saying "offers over X" has given a fairly clear indication that's the minimum they'll accept. But no harm in trying - if the seller doesn't get any offers over X then they will have to consider your lower offer.

    Its a reposession so not sure if that means they are more or less likely to accept a lower offer but might give it a go!

    Buying a repo is not for the faint hearted. Do some searches here and elsewhere before you get in too deep. If you are FTB, you really need to make sure you understand the whole purchase process first and then what can happen with a repo.

    Thanks for the advice. Ive had a bit of a search and there were more horror stories than expected!! Think I would be quite lucky with this one on the building side of things, is an ex council house only bought from council 18months before was reposessed, and appears to be in good state. All I viewed so far have been reposessions! Not by choice, just happened that way, and this is by far in the best condition. Most were completely ripped out but this just looked empty!

    As for the bailiffs etc i suppose until it happened not much can be done apart from checking Land registry and making sure solicitor does their job!! But have found some questions I should ask along the way!
