Hi, we will be putting our house up for sale soon. I have been looking at the DirectGov webpage regarding HIPS and it looks fairly straightforward to put the pack together on a DIY basis.
Are there any disadvantages to NOT using a HIP provider and doing it yourself?

if the searches arent done by an insurance backed HIPS supplier then they arent acceptable for mortgage purposes. this may a) reduce offers as buyers will have to pay to have them done again and b) delay the sale while they are done.Debt free 4th April 2007.

On the other hand (and I don't speak with experience) I would still want to do my own searches on the property and I believe most solicitors do that anyway. From my research HIPS don't really help much, but they give you a rough indication on any potential issues with the property before you make an offer or commission a survey.Tim0
