    Lodger, thanks for the information. Does seem odd about the rent doesn't it, but I'm not complaining! LL's are very much alive and live the other side of town, I regularly bump into them in the supermarket where we exchange polite "everything alrights?" and "yes, thankyou's"

    Although to be honest 7 years ago rents were pretty much what I pay now anyway. They went up for a while but have come back down in this area so if I were to move I would not expect to pay any more than I do now for a similar sized property, if you see what i mean?

    With a 7 year contract both parties get security but at a huge cost to flexibility.

    - just in case anyone was wondering, this problem with flexibility means that both Landlord & Tenant are held to that long contract & can't get out of it, without the agreement of the other... so, for example, if a tenant on a 7 year contract decided to leave early (change of job, retires, get's sick, meets a fit bird/bloke, has some more kids, whatever... ) they still have to pay the remaining rent to the end of the 7 years...
    - that's why most fixed-terms are 6 or 12 months...

    Hi Lodger! Not sure how this is different or adds to what I said?....

    "However there is usually a limit as noone can predict what life will bring 3, 4,5 years ahead. If a 7 year fixed term is signed, what happens if after 2 years the tenant gets a new job and needs to move? Or finds a partner to live with/starts a family & wants a bigger place? or wants to move nearer family? Or...or? Similarly a LL's circumstances could change meaning he wants to sell etc etc"
