Can I rent in my name for someone else to live in?

Any problems with doing this? Do estate agents or private landlords allow it?

    No, they'll want the occupant to be on the tenancy agreement and do not welcome the loss of control over who is living there. Consider offering yourself as a guarantor for the tenant but be aware of the risks of being held responsible for someone else's arrears/damage - search this forum for issues experienced by guarantors.

    If you rent somewhere in your name and do not tell the LL/agent then you will have lied. I would think when the LL/agent found out they would have the right to evict the person in the house and cancel the AST.

    You would also be responisble for all the rent and damage as the deposit and AST will be in your name and I would think you would have to apply/pay for all the utilities to.

    I would not do this or recommend it, as Jowo says get the person to apply for the AST and be a guarantor if you are happy (and can) cover all the rental costs.

    Actually MLZ the reason most LLs will not do this is precisely because it will not be an AST - such a tenancy as proposed here is excluded from ever being an AST by the housing acts.

    In theory yes you can do this. You will need to establish a tenancy and then agree a license to occupy for the third party. You will then have to be very careful that you yourself do no grant a tenancy to the third party (so for example, you cannot ask them to pay you any rent).

    I can't think of a good reason a landlord who knows anything about the law would agree to such a complicated situation.

    Yes you can, however, the other party who is not named on the tenancy is a 'named inhabitant' of the property, and is listed elsewhere in the contract.

    For example, the contract will be in your name but a clause will state that:

    'Mr X X will reside at the property for the duration of the fixed term and any extensions thereof as a nominated Tenant.'
