What is "introducing" a buyer?

Last year I saw a house on Rightmove that I liked the look of but wasn't in a position to buy. It stayed on the market for a while. I emailed the agent to ask a question about it, but he never replied to me.

My circumstances have now changed and I am in a position to buy. I have written to the owners who say they might be interested and have invited me to go and view the place.

Does the fact that I saw it on Rightmove and emailed the agent mean that he can say that he introduced me to them? Does the fact that he didn't reply make any difference?

(Obviously I don't have access to whatever contract the owners had with the EA at the moment, so I can't answer and specific questions about that.)

    I suppose they could claim an intro as they placed the property onto Rightmove such that you could find it.

    The payment and honesty issue is with the vendor though, not you. Good luck! :)

    Well, yes, but I expect I will be able to bargain for a lower price if they don't have to pay commission.

    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    That is for them, not for you. You wouldn't expect to pay more if they put it with an expensive agent.

    The agent, if he made the connection, might claim his commission. Producing your email would be strong, not conclusive, evidence that he'd introduced you.

    Harder for you or the vendor to prove that he never responded.

    You shouldn't let it concern you.. offer direct and see how they respond. They might think 'hey we don't have to tell the agent' on the other hand they might get the agent to contact you!!

    As mentioned the amount they accept will not usually be affected by how much their fees are. They will sell for what they 'think' it is worth whilst considering their personal circumstances.

    In my opinion.. if the agent was clever and on the ball (and had the time on their hands) they might spot the sale and could make a claim against the seller (if they could find the e-mail!) Then the seller might not be too happy with you!!

    The owner asked me if I had had contact with the EA and I told him the truth. He was disappointed, but I haven't deceived anybody.

    Actually, now I start second guessing myself, I can't be 100% sure that I only emailed the EA once. I am absolutely certain that I emailed with a question about the boundary to the property, and that the EA never even replied to it, let alone answered the question. I can't be sure, after all that time, whether I asked any other questions. It's possible I also emailed to ask if there was a floor plan, in which case the answer was no. As you may be able to tell, my opinion of the EA isn't exactly sky high!

    Up need to drop the concern about the agent fees, there are plenty of other things to worry about when buying a house.

    But couldn't anybody then seeing a 'For Sale' notice outside someones house then knock on the door and make them an offer?

    The point is that there isn't a "for sale" sign outside. There hasn't been one for about 6 months or more, as far as I can remember. Obviously if the house was still on the market I would go through the agent. But it isn't, so I wasn't sure how things were supposed to work under the circumstances.

    Anyway, I will take the advice of several on this thread, and leave the vendor to worry about that side of things. Thanks for the input, everyone who's posted.
