Online solicitors

We are due to move 18th Jan and signed our contracts 5 weeks ago, the other side are using an online conveyance solicitor and they still are not ready for exchange. Anyone had problems with on line solicitors? We are due to move in 12 days and need to book things!!! Very stressful. Thanks

You get good people online and in the High Street. You also get badduns unfortunately! :(

Who are the other side? The buyers?

I've found that you really have to push the online companies along. If you don't know how to do that then you're in trouble.

I would have a chat with the other side. Ask the EA if they would pass your number on to the other party for them to call you perhaps.

What you need the other party to do is ask their solicitor to give an itemised list of what still needs to be done and what they are waiting for. And then ask what they can do to help that along. If for any reason they are waiting for anything from you then your other party should tell you so that you can gee up the solicitors.

My last sale I had quite a good thing going with my buyer where we were emailing each other when we had received or sent something to our solicitor as these things bounce across to each other - eg. his solicitor has sent a query, I know to expect a call or email from my solicitor, then I tell him when I've responded, his solicitor then knows to expect a reply through mine shortly.

Someone needs to take a hold. Shame the other party haven't done that already. The other scenario is that the other party is in fact stalling...

My one and only experience thus far of using online solicitors has not been the greatest to be honest. Would recommend using a reputable local one.
  • I would generally be wary of "on-line" solicitors but this thread doesn't really give much detail as to the causes of the delay - as Doozergirl says, you have to find out what the issues are.

OP talks about being "due to move 18th Jan".
Where did he get that from?
Is this a date the other side agreed?
If they agreed it did they check first with their solicitor that it was feasible?
If there are others in the chain did they check with their solicitors as to feasibility?

People often agree dates without really checking stuff. It could be something very simple such as, if OP is buying, the "online" solicitor may have told their seller clients 5 weeks ago that they were waiting for a draft contract on their related purchase and they are still waiting!

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
