Buy to rent help please

About a year ago my parents were going through financial dificulty and at the time there were alot of companies advertising to buy your property and let you rent back which they did. I can't for the life of me remember which company my mother told me it was with sorry

Their central heating at the house has not worked for several years as they have been unable to afford the repairs and also the house needs to be fully re-wired as most of the ceiling lights and some plug sockets do not work

The company that bought the house from my parents were fully aware of this when they purchased the house

I would just like to know that now my parents are tennants, is it the responsibility of the LL to make all nessessary repairs to the heating and electric sysyem. If so where could i find out more information

    If your parents are tenants the LL has an obligation to maintain the property.

    But check what their security of tenure is. Is the LL likely to evict your parents?

    Many people are not told how fragile their security will be after they sell their house. Often they are given a 12 month AST (contract). At the end of that time they can be asked to leave. If their initial contract has expired they may now be on a periodic tenancy (rolling month by month) in which case the LL just needs to give 2 months notice.

    This whole area is subject to government review because of the vulnerability of people who are enticed into selling/renting back their homes.

    Try to find out a) who the company is and b) what contract they have.

    Google the company to find references to their reliability/whether there are complaints etc. If they seem reputable, then yes, they should fix the heating/electrics.

    If not, and the contract is periodic or near the end of a fixed term, beware. Making expensive demands might lead to eviction.
