How much of an impact on the number of people viewing is this likely to have?
Because our property is on a desirable road in a desirable area but due to the location people driving up that road will not see the sign.We are on rightmove with the EA.

Our agents put up the sign a day or two before we approved the particulars (we instructed them not to distribute them until we gave the go-ahead). The same day it came up they had three enquiries just based on the board - two of these turned into viewings once the particulars were sent out. I have no exact way of knowing if any of the subsequent viewings were due to the sign, but it is worth mentioning that the house was on a thoroughfare and therefore quite visible. Can't your agents move the sign so it is more visible? Surely it is in their interest too!0

For Sale Signs are one of THE most effective ways of marketing a property for many reasons - people that won't have an agent's sign because they "don't want to advertise the agent" are effectively shooting themselves in the foot.
You need to make sure that the sign is as visible as possible to drivers along your road - you can't place the sign off the property boundary as this is contrary to planning laws that govern the use of property signs, although many agents blatantly flout such laws until they are pulled into line by the local authority.0 -
Boards are an effective marketing tool, they allow many people to see that a property is for sale & they are there 24/7. It may not just be the potential viewer that will see it but a friend or family member that will tell them that a property has just come up for sale.
A good agent will also have very effective buyer register, property paper advertising & web site that will inform people that the property is for sale, so you aren't just reliant on the for sale board.
As courtjester says, the board has to be erected within the boundary of the property, some local authorities police the boards in their area better than others. I've had to move boards because the post has been placed on the outside of a back fence, which is outside the property boundary, yet in other areas boards are fixed at the entrance to a cul de sac with a house number on them.0 -
How important they are is subject to the amount of passing traffic your road gets. The last property I sold was in a close where the 1st house (there were only 6 in the close) was 300 yards down the close and so there was 0 passing traffic and so the effectiveness of a road visible sign would have been exceptionally low.
If you are on a more significant road then the sign holds increasing importance as people do frequently cruise the areas they are interested in looking for properties to make further enquiries onAll posts made are simply my own opinions and are neither professional advice nor the opinions of my employers

It is not subject to lots of passing traffic,in fact its a no- through road, to cars (did i call it the right thing, i mean cars can drive up and down but not get anywhere else)but its in a scenic area with amazing views,consevation etc I dont know if that makes it more likely for people to drive round the area or not.When i look for a property i usually select the area I want then keep driving round the area to find out the parts i prefer ,but our sign can only just be seen by walkers.0

The board can only be erected within the boundary of the property, anything else should require planning permission.0

i am still waiting for our new agent to put the board up! been 3 weeks now and no viewing! after reading this post i will be getting on to them sharpish!0

On the other hand, if the board is not up. You know the people who are attending a viewing are serious and not people who will look on a whim because they saw it in the street.0

Not always the case. Some people view for all sorts of reasons, they may have seen it on the internet or paper and are just curious to see what a proeprty is like. On the other hand, if you have a board on a busy road & a buyer calls to view it, from the board, you know the road being busy isn't an issue for them.0
