Renting confusion re bank references?

I have been looking at rental places and getting more and more confused at the attitude of the letting agents.

You are treated, by many, as a second rate citizen but by others as a valued customer. But on the subject of bank references one agency said they do all online and have no need for the usual long winded type of bank reference often requested by some letting agents. That agent said if they were trying to get someone in urgently they could try and go for a three day turn around but no houses that were suitable.

Another agent just kept moaning about everything she could and said the longest part of vetting was the bank reference which could take weeks and there was nothing I/they could do to chase and just wait for it to come through?

The latter one had houses I felt were of interest but her attitude put me off and I wondered are they out of touch with online referencing. And is online bank referencing the same as me filling in a form to be sent to my bank and me just waiting for weeks.

    Because the LAs have their rules which they seem to want to stick to and I am not able to get them to make any variation.

    There are many different LAs. There is no regulation - anyone can set up as a LA. Some are good, some are bad. Some are up-to-date, some are old fashioned. Some are flexible. Some are not. Some care. Some don't.

    Find an agent you trust and feel comfortable with, and then ensure the LL of the property you choose is ALSO one you trust and feel comfortable with!

    Or bypass the LAs and find a property via the web or local paper where you deal direct with the Landlord.

    If a letting agent has that attitude with you before you sign anything, WALK AWAY quickly, think what would they would be like if you had a complaint about anything.

    Funny how you think there is a decent selection on the market. BUT when you come to look within your area, price range, number of bedrooms, etc, etc there are very few. THEN to find stuff on web sites as already been let as many LAs don't mark this. And almost no private LLs advertising.
