    Thankyou very much, i read over your response with much interest.
    I think the point about the insulation was one of the reasons the council official told us to not get involved with the house until it had been properly inspected.
    The sellers solicitor, today, has arranged for a structural engineer, electrician, joiner and plumber to set a date to inspect the house and get a clearer idea of what is going on.
    I take it that if it turns out that the loft isn't properly insulated then walls and ceiling will have to be stripped down?
    The situation the seller is in is that the work needs doing, they won't be able to rent it again (it was a rental and i shudder to think what would have happened to tenants if a fire broke out) and they will have the same problem in time if they pull out and try to sell it later.
    Our solicitor inserted a clause that either party can pull out if the loft throws up any real nasty's.
    I know by talking to the council building officer that he is going to ensure the seller does it right this time, ie finish off the remedial work.
    God only knows what's going to happen next!!! worst case is it has to be ripped out!!
    we are getting impatient, esp with the history of events, the mortgage issue and the fact everyone is so slow, obv things wound down for the festive period but now one solicitor is off due to personal circumstance and the estate agent holding the key is away on his hols! luckily his assistant is fantastic.

    No problem. As you say, worst case is the plasterboard has to be ripped out to install proper insulation and new plasterboard fitted. It does sound like a fairly kosher job though so it's probably going to be ok.
    I'm an ARB-registered RIBA-chartered architect. However, no advice given over the internet can be truly relied upon since the person giving the advice hasn't actually got enough information to give it with confidence. Go and pay someone!
