Annual % increase in house value ?

If a seller bought a property for 93k , how much roughly would it be worth today ?
Reason I am asking is they bought it for 93K in 03 and now selling for 145k.
assuming standard 10/15 percent off the advertised price it would be 130 K.
Assuming they have not done any major improvements, is 130 K a realistic valuation ? just so I get a rough idea before asking for a professional valuation.
Thanks
