Hi folks,
Another update....had some more bad news today, the solicitor has gone through the survey and he said it is one of the worst he has seen for a while, admittindly he stated it was a little over the top, but overall he said we need to have a serious think.
Even if we can get is cheaper its still going to be alot of work.

The fact that its been on the market for so long would be a concern to me. Potential buyers may have felt the price was too high given the location of the garage which is why it hasn't sold.
The value put on the property was the opinion of the surveyor, opinions vary.
You may feel kike you are loosing £500 each, but if the property is not right for you, you may loose even more. If you don't settle in the property you will have costs related to moving & starting all over again.0 -
Yes I think we were looking at the property through rose tinted specs. Nevermind I guess you live and learn, I'm certainly more wiser for the experience.0

The thing is though that all these so called 'experts' have to cover their own ars...backside.
All of this can be overcome...The most important thing is..do you want the house...?
Go back to the vendor and relay all these concerns... (every other buyer is going to get them) tell them straight your new offer and leave it at that.
If you have concerns about selling in the future, lower the price by 10K,...by then, the equity will be huge and it will not matter

Turn the garage into a feature - if you live next door to a garage then they are likely to do a good job on your car if you see them every day.
What a load of rubbish. The surveyor has downgraded it because in his eyes its simply not worth the money. In the past house prices have increased, more likely now as already reported in Nottingham they will fall (13%).
The surveyor is doing you a great favour, so take note. Too many people on here push you on with the premise that house prices always rise. Many are too young to remember them falling, but they do. last time it caught a lot of people out, this time there will be many tears and most I suspect will be these clever BTL's who think that buying and renting houses is a new phenomenun.
You have to live somewhere, if it was me I would offer less than the surveyor valued it at.0
