Hi Camper,
We're in a simular position as you, we had ours values at between 95 and 115, so we went and put it on the market at 99,950 that was the first week in december as i wanted to keep it low to encourage a sale as we have seen a house already, we have had 12 viewings and 2 offers, but the offers are in the low 90s and we declined them both as that means it won't cover our deposit, so i've started saving an additional 8k, that will give us some cover is we don't acheive 95 at least.
Its a tricky one as i want to sell, and i'm pretty sure now that i'm going to keep getting offers nearer 90 than 99..so just hedging my bets
Is there anyway you can get some more savings together?

Perhaps you can't afford to upsize/move yet? Is staying put an option?
Have you been on www.houseprices.co.uk (or similar) to check what similar houses in your area has sold for recently?
