  • I used an online provider for mine, rather than going through the Estate Agent. I did that so I'd 'own' the HIP myself in case I wanted to change agents or something. Plus it was cheaper.

I just googled 'Cheap HIPS' and got quotes from a few places. Rang one up to see if they'd send the energy chap round at a weekend so I didn't have to take time off work & that was that. The final product is pretty standard, so cheap is fine, it's not like going for a cheap conveyencer when there are risks.

I think mine was done by Hips4u, but I can't be certain. The process was fine though, just gave my details, the man came do do the energy thing, you could log on for progress & download it all at the end. They also e-mailed when it was 'complete for marketing purposes'.
  • I would recommend Hips4u or Fridays. Stay clear of ValueHips....terrible, terrible service!
My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)
    Ignore......check!

    is that fridays move. com
  • If it is registered freehold, and there is only one title then there isn't much that should go wrong - but leaseholds, "shared freeholds", unregistered titles, or situations where there are extra pieces of land or garages with separate titles etc can confuse unqualified staff at Cheap HIPs providers so I would use a solicitor or conveyancer in that kind of case.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

You seem to be confusing the Hip provider with an Estate agent's job. Your post of "positives" is pretty meaningless when it comes to a Hip.
I wouldn't really agree with that. The HIP is obviously an essential sale document and the HIP provider will need to get into you house to perform the energy survey component.

Some people will think it worth using local independant HIP providers, others of course will just go with the cheapest online companies happy that they're saving every penny.

As always, everybody is different and everybody has different priorities!

It's only "essential" because it's required by law!
and the fact that an EPC surveryor actually enters a house is irrelevant to how useful it actually is in selling.
