    I know pay up front is best however sometimes not that easy.

    On the other hand it's his loss as I will go to court.. and win again... I will get a CCJ on his name and will get all moneys owning.. With costs & interest.

    What a way to put food on the table.

    Now stand-by for an incoming from those who frequent this board who will say never, never , never pay cash and certainly not in advance because tradesmen are all crooked and are just doing that to avoid paying their taxes. Can't win!!:rolleyes:

    Best of luck with it. I've found that just the threat of small claims paperwork often works wonders.

    Result! Well done and fingers crossed you dont have any more problems. Maybe you should fix the locks and tell them you retain a key which will be handed over on payment on invoice ;)

    The owner of the property has paid the bill.
    However was charging the tenant for the damage, £10 per week.
    Tenant ex did the damage.

    The owner refused to pay my bill.

    Sent both owner and tenant court papers.,
    Call around to see, tenant then told me she was paying the bill in her rent.
    She then phoned the landlord he came round and paid me off.
    Good news for me.
    However Tenants Beware !!

    well done on getting your money, still a bit of hassle though,

    but, the ex should be paying for it as he did the damage, so tenant would have to chase him up, unless he's already paid/ they're back together/ he's in prison.
  • Its make me to mad... why do people think they can change their minds and then refused to pay.....
    I was call-out by the police to a property before Christmas to secure a front door.
    The door was lying on the floor. It was 2am. We refitted the door in place.

    The owner of the property knew there will be a bill to pay. However now refuses to pay...
    Now I need to take him to court, win a CJ and then send in bailiffs..
    What a waste of my time... its happen 4 times now

    Any I dears on how I can stop this from happing again.? Without asking for payments up front..
