Renting my house out through an agency

Firstly very sorry if this is in the wrong please move if it is.

I am thinking of giving my house to an agency to find tenants (students) for me. Just wondering if there is anything I should look out for before I sign on the dotted line. I have never dealt with an agency before and just wondered if anyone can give me any points and tips on making sure I find the correct one which is most beneficial to me?

    are they a member of a national body ?
    do they have a landlords pack for you to take home and read ?
    it should include their management agreement - read that carefully
    make sure they only offer your tenant a 6 month tenancy agreement at first (it is easier to get someone out quicker on a 6 month agreementif they prove to be bad tenants)
    check on how much they will charge you/tenants to renew the tenancy agreement
    make sure they have included a Section 21 in the tenancy agreement
    shop around
    make sure you know what they will do about repairs if you want full management

    phone up a number of agents first, pretending to be a prospective tenant and see how you get treated !!!!!
