    What we are hoping to obtain here is guidance from someone truly independent - perhaps a retired professional -

    OP - I think you are being sensible in seeking the views of MSE members, but please remember that you cannot know if the background and expertise claimed by a member is correct. I'm sure the majority of members are honest and truthful, but given the large size of MSE membership not all will be.

    As with everything - take a view and form a judgement.

    Savvy Sue is spot on. Use a member of STEP - they specialise in these matters - expensive but well worth it in my humble opinion.

    ....had me worried and nothing surprises me anymore I'm afraid.
    I think my point was not that Mum can't sell the house (and we'd all cheer if she did!) but that she can't COMPLETELY disinherit us from what Dad left, in that he left part of it to us, in trust until her death.

    Equally we can't INSIST that she downsizes / moves out, or sell the house over her head. At least, not while she retains all her mental faculties.

    So, if she wants to sell the house AND run off with a toyboy, it's possible, but good luck to the toyboy brave enough to do it. ;)

    Again, I hope I'm not giving offence with my lighthearted comments.

    And note that nothing that's been done has been done with the intention of making the local authority responsible for care home fees for my mother, should that ever be necessary.
