I know you can get them online but I am thinking of going with the estate agent's one. It does not tie me to them, is a bit more expensive but I am pretty sure I trust them.

Are you sure? Does the HIP 'belong' to you? Are you paying for it, or is it provided (supposedly free) as part of the deal you sign with them to sell the house?0 -
I don't understand why you'd want to pay more for one. It's not for your benefit. It's often not all that helpful to your buyer. Even if you have the more expensive official searches (which don't actually look any different) then your buyers solicitor may want or need to buy the same again anyway.
Cannot for the life of me see the point. www.hips4u.com = £185+VAT. I haven't seen an agent come in anywhere close to that. I haven't even had a comment on a HIP I've provided. Hips4u have some kind of award. What else do you need? If you are paying more than that then you're paying even more money for old rope.Everything that is supposed to be in heaven is already here on earth.

Sorry to butt in - can I ask, anyone know how much Hips4u charge for a leasehold property HIP? They quote £185 + VAT for freehold but my property is leasehold.....
Also, I read on here that it's best to steer clear of online set ups for leasehold due to possible complications. Anyone shine any light on this please?0 -

If you put in the details, it will quote you for a leasehold property.
I think you're muddling up HIP providers with online conveyancing. For me, a HIP is a HIP and I simply want the cheapest one.
Quite the opposite with conveyancing. I was saying the other day from the experience of them making quite a simple sale and purchase more stressful than it needed to be, that I personally have concerns over online conveyancers who would be dealing with the purchase of a property, especially leasehold. They are not fully qualified, they can be slow and you really want someone efficient who is going to unearth any problems - this really is what you are paying for so it's important they get it right. It's totally different to a HIP.Everything that is supposed to be in heaven is already here on earth.

Thanks Doozergirl. Totally agree about local solicitor but I'm sure I'd read it's easier to have probs with a leasehold HIP?? Maybe I got it wrong as you say?
I don't really want to put my details in as I don't want them plaguing me if I decide not to use them IYSWIM..... Thought that perhaps there was a standard fee for leasehold as there seems to be for freehold.0 -
If you have a copy of the signed lease there is no reason a HIP should be more expensive.0
