Newbie - with a HIP question

Hi All,
I've been on the MSE forum for a while, but only this month started to look at the house buying/selling section.
I put my house on the market on the 4th of Dec, i know its a quiet month but i had the time in Dec and Jan is really busy for me...... i have had about 10 viewing and 2 offers, that i havn't accepted, i took the advise on here and got lots of valuations, but i didnt go with the highest EA as i thought he was unrealistic, so i feel that mine is fairly priced and i have some flex, just not the amount that the offers came in for.
My Hubby and i have seen a house, its been on the market nearly 2 years (will be in March) so we are going to offer below the asking price and have been avidly reading all the advise on this forum which is great.
The question i have is at what point do i get a copy of their HIP?
Can i ask for it even if i've not put an offer in?

8000/10,200 done 28 April (started jan 1 2010)
Lose 2 stone/ -5/23 to go
Sell our house and buy another one

Absolutely...my understanding is that the HIP is available for any potential buyer to view.0

Yup- I'd ask for the HIP on any property I was interested in. They'll prob send it by email. Easy! Why wait?0

How slow are EA, i requested the HIP for a property on the 30 Dec, (yes i know they have been closed) but its now wednesday and i've had diddly squat i asked for it by email as well to speed up the process!!!
Its been on the market 2 years..............now i understand why

Aha, well this might mean it doesn't have a HIP! So few buyers actually ask for the HIP that EAs aren't geared up to provide them easily. Usually that's the reason - you phone and ask for it and the person you talk to doesn't know where to find the details on the computer and thinks that she'll have to ask someone else when she comes in tomorrow where to find it - and forgets to do this. It'll be something like this I expect.
As a conveyancing solicitor I need to see them and still have to keep pushing EAs to provide them - I prefer a PDF, or even better, a website page where I can download the individual bits that I want to see.RICHARD WEBSTER
