Renting our first flat

Hi there,

Can someone please give me some advice. My fiance and I are looking to rent our first property. We have seen one we like, and want to go ahead with it. Now the problem is that the letting agent wants references. Now both of us at the moment live with parents. Now i am a teacher and i am in full time employment earning a good wage of 27,000 a year, with a good credit rating. But my fiance is training to be a driving instructor so he is currently unemployed. They want references from both of us but it would only be my wage paying everything. Now my wage will cover everything fine but will we get turned down because of my fiance as he has not too good a credit rating and is out of work. We don't know how to go about it. Can someone please help. Thanks.

  • Most landlords will either only rent with your name on the rental agreement, so you are the only one liable for paying the rent even if you elect to move out before the end of the term OR they will ask you for six months rent in advance and a deposit OR they may ask for a guarantor. A lot of private landlords are less vigilant about taking up references than letting agents.

    We didn't have a problem with a similar situation - my partner's got a decent wage, my earnings are erratic to say the least (I'm a supply teacher and that work's gone down the pan in the last year). They credit checked both of us - I warned them mine probably wasn't awesome, and I took what payslips I had in... but because oh could clearly afford the rent it wasn't a problem - I'd flagged it up to them when we were doing all the paperwork, and that the rent would be coming out of his account etc etc.
    Little miracle born April 2012, 33 weeks gestation and a little toughie!
