Broken cooker in rented house.

My cousin has lived in her rented house for about 20 years. The cooker was there when she moved in, but has since broken - only the hob works now. It has not worked for about a year.
She has been in contact with the agent who says they are not responsible for their cooker.
The cooker is ancient - she didn't damage it. It's just died.

Who is responsible for fixing / replacing the cooker?

  • If the cooker is included in the inventory then it is the landlord's responsibility to arrange a repair or a replacement and in a timely fashion too. The agent is correct, they are not responsible for the cooker, it's the landlord. It's possible that they don't have a contract with the LL to get involved with repairs and maintenance on their behalf. Your cousin should have the address of the landlord so they should inform them IN WRITING and send the letter by Recorded Delivery. 20 years faithful service from a cooker is very fair indeed and a decent landlord should have no problem with getting a replacement after all this time.

    yes, I thought the same too. The owners/agents are part of the same company. I think they are just trying to get out of their responsibilitites.
    The whole house could do with a thorough overhaul. No-one would move into the place as it is now.
  • Just to clarify, it doesn't even need to be in the inventory - it just needs to have been supplied by the landlord on commencement of the tenancy.

    If the agents aren't helping, then the next stop is the landlord direct. If they aren't interested in helping, come back for more advice as there are procedures you can take to enforce a repair.
