brilliant, thanks. what you've said were pretty much my worries summed up.
according to my contract everything is done via the agents, which is helpful when they're closed for two weeks.
am i entitled to claim/ask for any money back?
The fact that you normally deal with the agents is a red herring, safety and repairs are the landlord's legal responsibility. If you organise anything without his consent you could easily end up footing the bill.
All emergencies should be reported by telephone (easier said than done I know) and followed up in writing by recorded delivery. For speed you could hand deliver a second copy to the landlord.
