Advice Please Moved In

Hi Guys,
bit of advice please we exchanged and completed last week, and when we moved in we were greeted with things I didnt expect, the place had not had a hoover run over it for months the kichen was caked with grease, the freezer Fridge still had food in it and was disgusting, missing drawers. The Built in Oven didnt work only found that out after cleaning it cost over £350 to replace Most lights downstairs had bulbs missing the hall lights dont work. there was lots of things that wasnt expected, we did expect to do a littlle cleaning but not to the extent we had to the place was disgusting and they left all their rubbish in the garage and house, beds bikes you name it I'm really angry over this. Theres a lot more but these are just the main bits

oh and to top it all, we split the bill for a buildings engineer and we paid it ourselves after consulting the seller who then arranged for their solicitor to bill us for the whole amount on the completion statement and our solictor paid them , this was something we did not authorise

Can we legally do anything about any of this?

    Oh dear, well Im afraid you signed to buy the house as is, dont think you can do anything about missing lightbulbs, oven and cleaning. Though obviously it seems very mean on their part. However, did you have a written agreement about the buildings engineer? If so, you could do something about that. Was your solicitor not aware of your agreement.

  • As I once included in a purchase contract an amount to be withheld pending my signing off on the general condition and on things such as the OP has found fault with, these may become more widely used. You don't usually need much, maybe a few percent. I held back 5%.

    thanks for the feedback, there was no written agreement over the building engineer our solicitor was aware of it however we did not give a vebal authorisation or written to our solicitor nor anyone else to pay this from the proceeds, there was also a fixture and fittings list supplied via the solicitor from the vendor that included the items mentioned in it and also a declaration that they would leave the place clean and tidy and remove all their rubbish. it would need a skip to get it all removed I guess its once bitten twice shy

    Just take it on the chin, all part of the moving house process. it's really not worth dwelling on.

    if you have there new address i would stick all there rubbish in a van and dump it in the new front garden.
  • Write to them telling them to pay for a skip and your time to fill it or just hire a skip and bill them then small claims if you can be bothered with it.
