Paying for a property in Spain

Has anybody bought in Spain recently and willing to offer some advice? We are in the process of negotiating and the subject of paying part of the money in cash has come up. The seller would like to slightly underdeclare the amount we are paying by allocating a cash payment for fixtures and fittings.
We've been researching for over 2 years so are well aware of the pitfalls, pros and cons of buying etc. But... our research hasn't been able to get a definitive answer on whether this is still acceptable - I'm aware the authorities are clamping down on this and whilst it may be valid for a small amount to cover furniture etc what's acceptable to stay within the law?
We will get advice from a laywer but before we go to that expense thought I'd ask if anyone has any experience of this.
