Thank you for your advice, it is helpful to know exactly which certificates to ask for. In terms of the whole price for the extension (electrical, building, plumbing) we were more than happy to pay the amount asked for, as for the additional work the fee requested simply could not be justified by any stretch of the imagination and felt a bit shocked and cheated. It is a shame because the building work went really smoothly they were here for 4 months and the company were very organised, the first three installments were paid without any problems. We paid extra for this builder because we wanted someone reliable and it was worth it for the peace of mind. However didn't expect to get stung at the end with both the price for additional plumbing and electrical work. Though it is absolutely fine to make your profit it very much feels that the builder was out to get what ever he could get away with on his way out. Quite dissappointed but hey you live and learn!
