tenant in arrears witholding further rent

Wouldn't worry about the noise being a problem for the Landlord, the worst that will happen is the after a lengthy court case, the tenant will be served with an ASBO and have his stereo confiscated as evidence.
How do I know this? My next door neighbour, is one of those noisy, party all night screaming shouting drunks. Their landlord refuses to evict them on the grounds that "they pay their rent and I don't live next door, I don't care".
Seriously though, if he can afford parties, then he obviously doesn't have his priorities sorted, get rid of him, if he can get away with it once, he will only do it again and again. Why spend all that money making the house nice when all he is going to do is trash it with parties? It is your investment and your house, not his.
There are people out there desperate for a nice house to call home and are willing to pay their rent for it, why waste your time on someone that clearly doesn't appreciate what you are offering him.turn £100 into £10000 in 2010 member #16 £567.68/£10,000 -

if you are unsure how to issue these notices (and the correct filling out of a S21 is sooooo crucial to you getting him out) that i suggest you join Natoinal Landlords ASsociation (joining fee is tax deductible) and get the use of their brilliant legal helpline to get him out....
once folks give you sob stories and they clearly have money (for booze) they are lieing and you will never sort it out and never get rent arrears...
if he is on housing benefit, after 8 weeks of arrears you can apply to get the HV paid to you directly
