Cheers for the input guys.
He has been able to afford it as moved back with his parents - but they have got a bit sick of it and have started to charge him a meaningful amount of rent. This has finally woken him up to the situation.
Moving back in not really an option as she is desperate for the relationship to get back going again. He's not keen.
He is a nice guy and not financially minded at all. He would be happy to make a small loss to get it sorted. She thinks she is a female Alan Sugar on the other hand (even though she has little clue - she comes for a businessy family) and is not the type to get into legal and financial arguments with.0 -

The fact that she has persuaded a man who is no longer interested in her to part with £5.4K would suggest this young lady is more clued up than you give her credit for!

Your friend has to decide what he wants and stick to it.
They are jointly on the mortgage so he needs to pay half of that and half the buildings/contents insurance. Other than that he doesn't have to contribute as he isn't using any of the utilities.
If he ultimately wants to sell then he needs to tell his ex that, arrange some agents to value and actually talk to her about marketing, viewings, splitting furniture etc.
If she is resistant then he needs to put the ball in her court for a resolution (that doesn't involve getting back together) and a time limit of say 1 week. If she doesn't give a sensible plan then he will need to push the issue, can he talk to her parents or friends?
Otherwise moving back in and splitting the house into seperate areas is probably the cheapest way forward.0 -
What does she think should happen? Obviously at the moment she has having her cake and eating it too, while your friend is left in the parent's spare room.
She must have thought through the options and has decided to not make a decision. She might be fearing that selling the house will stop any hope of getting back together, or that she will have to move into a smaller place, or share.
He should really stop paying anything but 1/2 the mortgage, then approach the subject of selling. Ultimately he can force a sale through the courts, but I think that is a last resort, it will probably cost quite a lot and if she makes it difficult the selling price might not be good.0
