Cheap Conveyancing

Purchase of property £45k. with Mortgage. Leasehold. Nothing to sell.

Conveyancing Warehouse £426.
From what I can work out yourconveyancingservices.com comes to aprox £349

Can anyone do any better? cheers.

    hmmm yourconveyancingservices.com.. also ask for a £200 fund to dip into..!! is that normal.. also if my HIP searches are out of date its £249 for more?!

    It wouldn't be much more for a 'proper' solicitor to do it. Considering it's leasehold I'd opt for the direct services of a solicitor.

    I've used conveyancing warehouse in the past (much cheaper than that on a house worth 10 times as much!) and I'd say only use them if you know exactly what you're doing so you can drag them to the point of exchange. They are 'alright' if you know what you are doing but in general, I'd say with solicitors you are more likley to get what you pay for (there are incredibly expensive conveyancing services out there, often sold by chain estate agents however so a recommendation is always best). Personally, I would only ever use them again for a sale only or a very straightforward freehold purchase - that said I've gone through several transactions since then and have used my own, local solicitor because nothing is ever a problem with her; timescales are met, questions are answered, communication is good.

    With leasehold it's really important that the lease is checked over properly and that you're advised on potential pitfalls and presented with solutions.

  • So you're spending £45,000 on an asset but want to save a couple of quid by farming out the crucial legal side to the cheapest providers you can. I would suggest this isn't the wisest course of action.
  • Daleuk, I'd recommend you look at the at the Wolstenholmes threads if you want an idea as to the inabilities and inefficiencies of 'bucketshop' conveyancing. Leasehold purchases are more complex than freehold ones as a rule, there's often more work involved for the conveyancer and hence a local solicitor will charge a little more. You do get what you pay for when it comes to legal services........the quotes you've obtained are very cheap - there'll be a reason for that !!

    A local solicitor only charged me about 400 when I bought my house. She had no website, no email, but was very fast and efficient, and I could walk in at any time.

    I am not sure I would have wanted a call centre or website when the other side started messing about. She was there with her handbag like an Indian Margaret Thatcher.
