Break clause

Hi All
I wondered if someone might be able to tell me the benifit of having a break clause in a 24 month contract?
We are coming to the end of a 12 month contract and really want to stay so that our children become more settled.
We have asked the LA to ask the LL if we can have a 24 mth contract. They have got back to us and said yes but with a 3 month notice break clause.
To us this seems that we will then not have the security we want for the next 2 years as they can ask us to leave at any time, after 3 months notice. Am I understanding this right? !

Yes, you are reading it correctly. They obviously feel that they need some flexibility.
You could ask for the 3 months notice to be a one off break not a rolling break so they have to exercise it at a certain time ie at the end of the first year having given you 3 months notice. Then if they don't exercise it you know that you are safe for the second year.
Edited to add: if they are getting the benefit of a break you might want to consider asking for the same break - this might help to persuade them towards a one off break!Piglet

Thank you , We will try and negotiate having the break clause at the end of the 12 months, I much prefer the idea of knowing that they can only give notice at a certain time.:beer:0
