    Thanks to all posters for their comments.
    Returned from Xmas to email with LL blaming black mould and condensation on lifestyle and not ventilating property. Insisted that LA came round to view the extend of all problems in the house, who agreed that the house is practically uninhabitable in present condition and they want us out of there and will help as much as they can etc... even advised us to speak to the council in respect of loans to help us find next deposit etc...

    So off I go today to the council and well, they were appalled with LL and are picking issues back up with EH and LA and will put us forward for payments to help us move on asap, just got a lot of forms to complete now.

    Just wanted to update and say thanks, found the confidence in me to say no, we should not be shivering and get it sorted.

    Just stummbled upon thsi thread.

    I'm in an almost identical situation, except i'm in a 4 bed masionette above a shop.
    I only have a LL no LA.
    Theres no heating at all- and no gas supply to the property,
    10 degrees sounds like bliss! i have a temp of 7 in the rooms that aren't heated with a halogen/electric fire and that incldes the bathroom :eek:

    I've also got terrible damp problems and two roofs windows that leak, badly.

    Can i ask who at the council you see about this?

    My rent is really cheap though so i didn't think there was anything i could do. Its a price i pay for the low rent.
    The first time we said hello, was the first time we said goodbye. As the angels took your tiny hand and flew you to the sky-you forever left us breathless. RIP my beautiful granddaughter :(

    Bad landlords always blame the tenants for any damp problems.

    Don't be concerned about your landlords being OAPs. The way these people are letting you and your family live is appalling, so don't feel sorry for them. Buy to Lets are a business and they should have a business plan with money put by for repairs.
