Electrical Regulations

I have just had my two storey property with 2 self contained flats safety tested by my electrician and although the electrics passed, i.e there were only a couple of code 4 issues. He has advised me that I need to have the electrics tested and inspected every 5 years now (his last report said checked every 10 years) because there is new regulations out because it is a house in multiple occupation.

Can anybody point me in the right direction of these regulations, please? :cool:

    hi the regs say its up to the tester to decide on how long between tests
    its his name on the cert and he has to say when is best
    he could say 2 mths or 20 yrs
    i normally say 10yrs but now as the electrician i know do 5yrs but if poor will do 1 or 2 yrs as its my name and my buisness

    If it's a letting it can be 1, 2 or 5 years normally, depending on the electrician, and also again at the end of the tenancy normally.
    10 years sounds too long.

    Huddy because it appears to be a house in multiple occupation you are required to have the electrical installation checked and tested at intervals not greater than 5 years, it is a statutory requirement under the Housing Act 2004. If I can remember the link I will post it for you, think I need a sleep first though :rotfl:
