Advice Needed regarding Buyers

Hi All,
I posted this in the 'seller support' thread but wanted a few more opinions if possible.
We accepted an offer on our property on the 8th December. Our EA is still waiting to receive our 'buyers' solicitors details to be able to send out the memo of sale etc, a survey has not yet been instructed as yet either. I'm on the phone to the EA everyday, but all they can do is chase the buyers up. Our solicitors are ready to roll but I'm getting very anxious over the lack of movement from the other side!
Our house was taken off the market that same day we accepted the offer.

They might struggle to instruct a solicitor now, as many will have closed for Christmas on Friday. I would get your EA to send them a letter, politely stating that unless you have confirmation of solicitors details and a survey instruction by January 5th (I think a more than reasonable amount of time), then the property will be going back on the market. If they don't respond to that, then I would say move on and put it down to experience. I don't know if they requested it, I just took it for granted that the EA would, and they did. So i have a big SOLD sign outside my house and SSTC on the Rightmove website.0 -
Well...I'm an EA and I would NEVER advise a vendor to remove their property from the market before survey and solicitors had been instructed. In fact, I usually recommend they keep it on the market and available until we have the survey results back. Ask them to put it back on the market immediately if it wasn't something agreed with your buyers, although make sure you double check that it wasn't a condition of their offer- you don't want to alienate them.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0

Thank you for this. I will talk to them today and find out what is going on! To be honest I'd be reluctant to do viewings until New Year but I don't suppose it would hurt to get it back on.0 -
There's a massive increase in rightmove click throughs between Christmas and New Year, everybody's off work and having a nosy! So I would definitely get it back on so people can see it in this time period. Plus, if your buyers do manage to pull their finger out you've not lost anything. Thank you. My EA is going to get it back on the market for us. I do feel just a little bit like crying as I thought it was in the bag!0

You never know, it still might be. I guess so, but you would have thought that it's kind of top on the list of priorities!! Fingers crossed. Thanks for the advice x0
