We've sent the paperwork to our solictor and have now received from them the HIP, contents listing, energy suppliers etc etc.
We also had a second letter from the solicitor stating that the local search and the water survey are out of date and that we have a choice of what to do.
We can either pay £70 & £47 to have the local search and water survey redone (which they state will be a requirement for our mortgage) or pay £33 for indeminity insurance for our mortgage the cover would need to be for you too, though I am sure at that price it would...provider. Not really sure what do to? Is it likely that anything significant will have changed in the 6 months since the last checks were done? Also, I thought that everything to do with the HIP had to be paid for by the seller, not the buyer? No, not out of date searches provided the property has been on with the same agent since the HIP was created, or the property stopped being marketed but carried on within 12 months of the HIP's creation
I am not a fan of backing up an out of date local search (if that is what you have) with indemnity insurance, as personal searches are not as good as official and then to have insurance backing up a personal search, its like 2nd and 3rd option.
I redo with an official as it is my negligence and my duty to my lender, who don't all accept indemnity insuranceMy posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
My bad spelling...well I rush type these opinions on my own time, so sorry, but they are free.:o0
