Newly converted flats and leases

Normally the seller's solicitor will draw up the leases and the seller will pay for this and it would very unusual for you do to have to pay for this. A seller would normally pay his own conveyancing costs and that is all that is, albeit a bit more work.
As far as a company is concerned you may have to pay for this - you could organise this yourself - I use a company formation agent who charge around £170 for specialist company limited by guarnatee - try http://www.fcls.co.uk/company_flats.asp .
It really depends on how the seller looks at it all. He will probably say that he will transfer the freehold to you and the other flat owner and if you want a company he won't care but would expect you to pay for it.
If you organise the company yourselves the company registration agents will set the company up and send you the forms - you then have to send completed forms to Companies House to change the registered office and appoint new directors and secretary - the registration agents' nominees will resign but Companies House still have to be told! If you get your solicitor to deal with this aspect he will charge more.RICHARD WEBSTER
