Selling my house. Cold anyone give me some advice?

Hi there.
I am selling my house in june which is valued at the 340k mark. could anyone give me any advice or could say whether i am getting a good deal on agent fee's etc?
my estate agent has agreed a sum of 1.25% +vat for his fee (is this good?) and if i sell my house at say 340k what sort of a fee would 1.25+ vat be?
he has also set up a sole viewing weekend, allowing an almost open house option where people can come and view the property and make an offer during a 2 day period, he says this is a good idea as the house is in a desirable location and will sell very quickly and he can come back to me 2 days after with maybe 10-12 seriouse offers on the table. Is this just a short cut for the agent to sell quickly and cut out time and effort on his behalf?
any advice for a first time seller would be appreciated as i am only 23 and its all a bit overwhelming!

Re the fees: 1.25% I would say is a good deal. It works out as £4250.00 + VAT = £743.75. Total of £4993.75.
As regards the open house, sounds like a good idea to me. Less work for you as you only have to gte your house tidy once and if you have an offer after one weekend then great! I think 10-12 offers may be pushing it, although obviously I have no idea how desirable your house/area is.What did I do at work before I discovered MSE?!

Whether or not you've got a good deal depends on what other agents are charging in your area.
Open houses can work well, we used to do it a lot when the market was really busy, every body could get to see the properties & it could create a bit of a buyer frenzy, great if your selling but not if your buying. We would quite often get into a sealed bid situation. If the market is moving in your area it could be a good marketing technique.
Is the agent going to be there during the full duration of the open day? Makes dure you put anything of real value, breakables etc away out of harms way.0 -

i like the sound of a full weekends viewings - purchasers who see other purchasers often get twitchy in case they dont get the house "of their dreams" and may offer more. DO make sure the whole house is cleaned to within an inch of its life and that ALL clutter is put away - and i mean ALLLLLL - nothing puts women off buying a property where socks, and "Posters", and old unwashed dishes etc litter the house
(please don't take offence if you are a truly pristinely tidy person henry - am just trying to be helpful here !!)
re % - ask other agents in town what their percentage fee is ...
have you asked several agents to value your house before choosing one to sell it for you, prices can vary hugely. The highest will probably be over priced to get your business, the lowest will be too low, so go with the middle of the road price. You can also look on https://www.rightmove.co.uk under Sold Prices to see exactly what price houses in your streeet have actually sold for, and when.
