Conservatory to extension

Hi
We have an edwardian conservatory and I am pee'd off with it, winter it is freezin (no heater except plug in oil one) and summer its baking hot. I don't know if putting heating in it will help, or if it will just escape through the window/roof. The noise of the roof when it rains also does my head in!
My question is, if I wanted to convert it into a proper extension, would the chances be that they would have to rebuild base etc?
It is dwarf wall at present and was built atleast 4 years ago (before we movged in) we have no paperwork/building regs/planning relating to it.
If we could work on the base that is already there (there are electrics out there too) what would be a guildeline price for the rest of the build - the conservatory is approx 5m long x 3 m wide. I wouldn't be too fussed on a flat or pitched roof

Unless you have plans of the building as it was constructed, you would need to dig down and find out how deep the foundations are. This need not be too difficult a job. Just a bit of hard work. You cannot make any sensible decisions until you have this information.
As to your other point about the temperatures. It is a conservatory, an uninsulated room. Of course it will be freezing in winter and baking in summer, that is the nature of conservatories. You might just as well put the electric fire out in the garden. Any price is going to depend entirely on the foundation details, so that will be where you need to start.I can afford anything that I want.

You should also consider whether planning permission is needed - as this can add cost for the production of the required drawings and design statements.0
