All the policy does is insure you against the council coming round and suing you for having work done on the house without regs. In reality this never happens .. blimey, my council take 8 months to fill in a pothole let alone go round everyones house looking for missing regs
If you want new work done get the regs. If and when you come to sell the house your solicitor will advise you that as the work you are talking about was done before you moved in then you should offer to provide your buyer with a policy..it's only about 200 quid. Its then up to you buyer to decide (as you are now) but this is all very standard stuff as we found out. Done on houses purchased evey day. If you like this house and this is stopping you buying it then to be honest youre worrying about nothing0
