Part Ex on New Build

Help, does anyone have any experience of Part Ex with Barratts, we are in the process of Part Ex'ing our terrace house for a new buid with Barratts, everything was fine until our Deeds arrived and they were incomplete, our solicitors has had to apply to the land registry for copies but obviously this has delayed things. Because of the delay Barratts are saying they will pull out on the deal if we don't complete by 23rd Dec. Our solicitor does not think this is acheiveable. What can we do?
We have already wasted a lot of money on indemnity insurances that Barratts have requested for right of way to the rear alleyway, for the leasehold because it is missing from the original Deeds and we have never paid a leasehold on the property in the last 20 years. Any advice or guidance would be appreciated.

Unless they can easily sell your intended purchase to a buyer in a better position or have realised the PX will lose them money, it is doubtful they will pull out. If you haven't exchanged contracts either side can pull out without penalty. If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
