Title of Deed

I completed on my house on the 27th of November. Should I be receiving a Title of Deed from my solicitor? When would I receive them?

I read on a site that the Title of Deed is kept by the mortgage lender until the mortgage has been paid? That's not right, is it?

Any help is very much appreciated. Thanks!

Mortgage lenders used to keep title deeds until the mortgage was paid off. Now that title and their charge are registered at the Land Registry you are likely to receive the deeds soon after completion (we did) and very interesting reading thay can be. The lender doesn't need them and doesn't want the expense of storing them.
  • Thanks - when did you receive yours? Is it normal to wait a couple of weeks for them?

It's about 3 1/2 years ago but I think we received them from our solicitor within a couple of weeks.

Ask your solicitor. You are paying him to tell you things like this.

Probably not yet, as the Land Registry can sometimes take 4-6 weeks to register the Transfer you received from your Seller. The lawyer will also need time to close down your file and send you a copy of the title deed, and as this is just before Xmas when he will be incredibly busy getting people into homes.

He will send you a copy of your freshly registered deeds, keeping his copy on the file, and then storing the contract papers he got in the transaction for you (if you paid a fee for him to do that) or sending them to you for storage which is risky as you could lose them/misplace them, and so costing you later on when copies are needde (plannign permisisons, insurance polices etc)
My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

My bad spelling...well I rush type these opinions on my own time, so sorry, but they are free.:o
